PLANS have been revealed for a new multi-use commercial development at a former Greenock pub.

The former Melrose Lounge/Overdraught Bar has been taken over by Marco Medinelli, owner of the Esplanade Cafe, who is carrying out a major redevelopment at a cost of a substantial six-figure sum.

He has lodged proposals for a pizzeria/pasta takeaway and cafe within the large building, which has been lying empty for some time.

Mr Medinelli's company, M&R Properties, has asked for permission to change the use of part of the ground floor of the Barr's Cottage site, pictured, which sits on the corner of Old Inverkip Road and Inverkip Road.

The first floor has already been transformed into an open-plan space which could be subdivided into three offices.

The top floor, which used to house a large dancefloor and stage, has been converted with a new tenant for it already secured.

It's understood it will be the new home of martial arts group Inverclyde Cho's Tae Kwon Do Scotland.

Another unit on the ground floor with a dedicated entrance is set up to host a fitness facility.

Under the plans lodged with the local authority, the pizza and pasta takeaway would be open 11am to 1am seven days and the cafe’s hours would be 9am-6pm all week.

Andrew Bowman, director of property firm Bowman Rebecchi, said: "This has been a fantastic renovation project, which has seen a once tired and long-term vacant property completely renovated.

“M&R Properties are to be congratulated on undertaking this colossal task at considerable cost with the results set to be highly impressive and secure the long-term future of the building.

"Bowman Rebecchi has already spoken with several interested parties for the different uses, with the second floor already secured, and expect the renovations to be complete in the next four to six weeks."
